The Ken Soble Tower project sought to rehabilitate a post-war apartment in Hamilton, Ontario. The building was completely upgraded, inside and out, to achieve Passive House standard, reducing greenhouse gas emissions by an impressive 94%.

Ken Soble Tower - Retro housing retrofitted for the modern age

The Lakehouse, formerly known as Homewood, is a 100-year-old lakefront cottage, originally built as a seasonal retreat by an executive of the Robert Simpson Company, a famous Canadian retailer. Intended primarily for summer use, it featured no insulation, no basement, thin exterior and interior walls, and windows and doors that were as old as the cottage itself.

Designer and media maven, Lynda Reeves of House & Home fame purchased The Lakehouse and began its meticulous retrofit and renovation process. The goal was to turn the seasonal getaway into a fully-insulated, efficient, four-season, winterized home, bringing it up to code and giving it a second lease on life—this time, with modern comforts in mind. The team started by addressing the building envelope. The objective was to achieve greater air tightness, insulate the walls to a minimum R24 (Ontario Building Code), and find a way to integrate a heating and cooling system to ensure more comfortable and stable indoor temperatures, no matter the season.

Seamlessly blending the beautiful, century-old features of The Lakehouse with modern upgrades, without disturbing or significantly altering any of the coveted, interior wood walls posed a significant challenge. One thing was certain, insulating in a traditional fashion from the interior would not be an option. The overall design and aesthetics also had to be top of mind, ensuring the insulation was fully compatible with the chosen cladding option, a western red cedar wood siding selected to create a timeless, yet more modern façade.

While insulating this historic lakefront cottage called for a custom approach, the result is exactly what one should expect of all modern buildings. Its efficient, safe, quiet, comfortable, and beautiful. Renewed and revitalized, this 100-year-old gem is sure to stand the test of time and conditions for even more generations to come.

Retrofitting and renovating a four season lake house for energy efficiency, comfort and style

Charlie West is a prominent residential condominium located in the heart of downtown Kitchener. It reflects the vibrancy, style, culture and progressive evolution of Kitchener-Waterloo. Charlie West’s coveted location places residents right at gates of Victoria Park, directly on the new ION Light Rail transit route. It’s just a short walk from Google Canada’s new office and Kitchener’s Innovation District. It’s modern, glass design, reaching 26 stories with 245 suites, creates a prominent silhouette in Kitchener’s skyline and cements its standing as one of the city’s tallest buildings. Charlie West was jointly developed by Zehr Group and Momentum Developments (officially the Momentum Partnership).

From the outset, the developers knew that they wanted the hallmark of Charlie West to be quality, recognizing that purchasers were not just buying a residence or location, but a lifestyle. The top three floors of Charlie West feature the McGillivray collection of suites—featuring unique open floor plans, 10-ft. ceilings and a curated selection of upgrades that have been carefully chosen by celebrated real estate expert and TV personality, Scott McGillivray, to create the perfect balance between upscale condo living and long-term resale value. Top of mind was how occupants will experience their space, with comfort and luxury key features.

Charlie West - Design meets performance in prominent residential tower

AIASF hoped to renovate the 10,000-square-foot space landmark commercial space to serve as a public arena for architecture and design exhibitions, discussions, and much more while improving the indoor environmental quality (IEQ)—with a special focus on acoustics—for both staff and visitors.

The beautiful and historic Halladie Building in San Francisco features one of the first glass curtain wall façades in America—a groundbreaking architectural milestone when it was constructed in 1918. The architecturally significant landmark is still a sought-after space for businesses in the downtown core. The San Francisco chapter (AIASF) of the American Institute of Architects (AIA) has called the sixth-floor home for more than 30 years and decided to relocate to the ground floor to raise visibility and public awareness of architecture and the built environment in San Francisco through their Center for Architecture + Design.

Their aim is to increase community engagement with the general public and education around architecture. The space required a massive renovation to design it for use as both office and meeting spaces as well as a gallery space and lecture hall for the public to learn more about architecture, design, and the built environment. While sustainability and inclusion were a focus for the design team, improving acoustics was a primary driver of the project, reflecting the growing understanding of its role in the wellbeing, productivity, and comfort for its occupants and visitors.
